How we score
Every project on PropertyScore is evaluated on three independent pillars. The overall score is a weighted composite; each pillar itself is composed from multiple factual and editorial signals.
Overall score formula
Overall = 0.40 × Location + 0.30 × Developer + 0.30 × Planning
Each pillar is scored on a 0–10 scale, rounded to one decimal place for display.
Pillars
Location (40%)
Micro-market maturity, connectivity to arterial roads and highways, proximity to schools, healthcare, retail and transit, and future infrastructure that is officially announced (not speculation).
Developer (30%)
Track record: number of completed projects, on-time delivery history, structural quality, RERA complaints, transparency in dealings, and years in the market.
Planning (30%)
Site layout, tower spacing, light and ventilation, amenity mix, unit efficiency, safety and access design, and quality of clubhouse and open spaces.
Confidence labels
- High — Verified from at least 2 distinct source domains including a regulatory source (RERA / AUDA / Municipal filings) plus a developer or independent source, with substantive analysis on all three pillars.
- Medium — At least 1 distinct source (typically RERA), some fields still being verified.
- Limited — Public information partial or contested; scores may adjust as we verify more.
Source hierarchy
- Regulatory: GujRERA project record, AUDA/GUDA planning approvals, municipal filings.
- Developer: official brochure and website (used for facts, not for editorial claims).
- Independent: reputed news outlets, court judgements, industry reports.
- Editorial: our field notes, developer conversations and site visits.
Review cadence
Every project record has a "Last reviewed" date shown on the page. Under-construction projects are re-reviewed at least once every 90 days; ready-to-move projects less frequently. Any factual issue submitted through Contact & Corrections is investigated within 7 working days.
What we intentionally exclude
We do not publish any pricing, budget bands, per-sq-ft rates, exact carpet areas or "best deal" language. These are commercial signals that vary by inventory, negotiation and time; publishing them on a scoring platform creates conflicts of interest we do not want to entertain.
